As a fisher, the temptation is to bill this property as a fisherman's paradise. And with substantial frontage on the Beaverkill River, it would be a fair statement. But that would give the house second billing, and it's a wonderful, feel-good home, filled with natural light that streams through an abundance of windows. It has a contemporary vibe, with open public spaces that flow easily from one to the other, with lights recessed into the pine paneled ceiling that brings warmth to the extra height.
The unpaved country road is private and is shared by just a handful of homeowners. This property is at the end, and is very privately set (elevated from the river, so no flooding worries). The mud room with built-in bench and cabinetry is always a plus in these parts, and it opens into a large kitchen with stainless-topped island and stools tucked underneath. The dining area is in an alcove next to a sliding glass door that leads out onto the back deck, convenient for barbecuing. There is a GE Profile gas stove and microwave, and a Viking wine fridge.
French doors on the other side of the kitchen open to a sweeping deck that runs along the whole back of the house. Through the trees the view starts with the Beaverkill flowing below, and then extends out over the grassy flats on the other side, and then up in the distance, a lovely large hill which catches end of day sunlight.
The living room is a show-stopper with soaring ceiling and wall of windows. With a large rec room / media room downstairs, the living room can remain a space for gathering and conversing, reading and relaxing. Or just watching the birdlife (which includes eagles).
There are two guest bedrooms and a full bathroom (with tub/shower) on this level. All bedrooms have spacious double closets, and there is no shortage of storage space in this house.
The master suite encompasses all the upstairs space. It is bright and roomy and blissfully private. The master bathroom is very Zen and has double sinks and a modern walk-in shower.
The lower level is the big surprise. The large rec room is bright, comfortable and welcoming, and the ceilings are high throughout, so you don't get a sense that this is a basement, but rather an integral part of the house. Glass sliders provides exterior access. There are also two lovely bedrooms with large windows and a separate full bathroom (with tub/shower). A utility and laundry room round out the offerings.
A wide, level lawn extends from the side of the house, and provides ample space for ballgames and other recreation. From the edge of that lawn a long, sturdy set of stairs leads down to the hallowed waters of the Beaverkill, which is a source of pleasure for all ages and interests. Ownership extends to the center line of the river, but once in, one can enjoy the river as far as they like. Similarly other folks can fish through up to the high water mark.
The driveway is just a half mile to Roscoe's town center. So if you can tear yourself away from the fishing, there is a brewery and distillery, for starters, where you can share your tales of the one that got away. Pair that with the growing number of eateries, farm stands and shops springing up in the area, and this property offers an incredible country lifestyle, with some great fishing thrown in.
